Stage 1:  "I am thinking of buying a home..."

It's been my experience that buyers typically dive right in when it comes to searching for a home.  Whether it be searching through the Internet or driving around neighborhoods I'm always shocked by the amount of time buyers spend searching through available properties for sale.  Did you know that an experienced buyer's agent should be able to pinpoint your home in no more than 15 minutes? 

Here's how the dialog between a buyer and I would sound: 

Me:  First, tell me about the type of lifestyle you live.  Do you prefer to be close to the beach and water?  Are you a golfer?  Or do you prefer your privacy and space?

Buyer:  (Various Responses)

Me:  Ok, so you prefer to be close to the beach and you also like to be close to Downtown Charleston.  Tell me, would you prefer a New Construction Home or something in an established, older area?

Buyer:  (Various Responses)

Me:  What else is important to you in terms of where you live?

Buyer:  (Various Responses)

Me:  If you prefer to be in an established area close to the beach as well as Downtown and you also want to be close to golf I would suggest Mt. Pleasant and James Island.  West Ashley may be a good choice for you as well.  Let's start by looking in these areas to see if there are neighborhoods you're interested in.  From there, we will take a look at several homes to see if they fit your needs.

Getting the information necessary to really understand what a buyer wants is not a difficult task.  The problem, however, is that many Real Estate Agents simply let the buyer take the lead and dictate the tone of the home search.  A simple 15 minute conversation can save hours and potentially days of driving around looking at homes.
