People often ask me: “What does it take to get started in real estate investing?”
I’ve represented hundreds of real estate investors in the Charleston area in the last 12 years and own a number of investment properties myself, so today I’d like to share a few things I’ve learned from these experiences.
First, it’s important to realize the difference between the “professional looker” and an actual real estate investor.
A lot of people want to invest in real estate, but they aren’t really sure what they’re looking for. To be a successful real estate investor, you’ve got to know your target. If you don’t know what you’re looking for, it will be really hard to find it.
Aligning yourself with a Realtor or an investing partner will help you to make informed decisions based on what’s happening in our market.
After you know what you’re looking for, though, you will need to act quickly. Competition can be intimidating, but when other people are interested in the same property as you, this is a good indication that it’s a worthwhile investment. Never drag your feet when pursuing a deal.
As a final note, realize that you don’t need to buy investment properties using cash. You don’t even have to put 20% down. Private money lenders, like myself, can be an excellent resource for those who are interested in investing in real estate but lack the funds to do so.
